Decorating, Floor Sanding, Electrical and Plumbing Works.

The image on the left shows the condition of the existing floor which had been previously sanded and varnished but as the photo shows the varnish had started cracking and peeling off. The materials that were used were of a good quality, but the floor hadn't been sanded well enough. Varnishes whether water or spirit based will not stick to uneven or rough surfaces when subjected to traffic.

The only solution was to start again and sand the floor to a flat finish removing all the old varnish. The pictures below show the end result. The varnish used was Ronseal Diamond Hard Cherry Satin Finish.

USEFUL TIP
To achieve a level finish when sanding a floor, it is important to sand at 45 degrees to the boards in both directions, then along the length of the boards normally using a coarse 24 grit paper. The floor will need to be completely level at this stage before going on to use 40, 80 and 120 grit paper. Most of the work done with these grades is to remove the marks from the initial levelling.


The pictures on the right show a front door painted with Dulux Weathershield "Black" Exterior Gloss. It is one of the best solutions for external paintwork and though relatively expensive will outlast most other exterior paint. Preparation and the method used to apply the paint is critical to achieve a high quality gloss finish. New brass door furnitute was also fitted complete the job.

The interior paintwork is Dulux Trade "Offwhite" Acrylic Eggshell on the woodwork and Dulux Heritage "Crimson" below the dado rail.


The following works were carried out in this room:

Strip paper from ceiling and walls and make good.

Install new dedicated lighting circuits, dimmers, modify ring main.

Remove existing sink and vanity unit and extend hot and cold feed to new location for a bathroom to be fitted at a later date

Sand and varnish floors
